What is the Asbestos Removal Ottawa Cost?
The generalized asbestos removal cost is anywhere from $8 to $15 per square foot for larger projects. Of course this doesn't take into account the project minimums. There are also certain situations where the square foot cost can exceed these depending on the difficulty of the removal. Due to the great setup and tear-down requirements required to decontaminate the area a lot of time one has to expect these. This is a much more intricate demolition process than clean demolition. These rates will also vary from province to province.
Â
It's important to remember that while this is an important matter that needs to be dealt with, there is no sense in panicking. Panicking inhibits proper decision making. If the contractor you're dealing with is putting pressure on you and making you feel uneasy, remember you have options. Consider getting more quotes.
There are 3 main types of asbestos removal. These are Type 1, Type 2, Type 2 modified and Type 3.
Â
Type 1 Asbestos Operations: Low-Risk Exposure Guidelines & Procedures
Type 1 asbestos operations involve the lowest exposure risk and typically include the handling of non-friable ACM (asbestos-containing materials)—materials that do not easily crumble or release fibers into the air. These tasks must be conducted carefully to prevent damage, and if damage is unavoidable, proper fiber control measures must be applied, such as wetting the material and using non-powered hand tools.
Â
Examples of Type 1 Asbestos Work:
For safe asbestos handling, compliance with proper asbestos removal protocols and regulatory safety guidelines is essential.
Type 2 Asbestos Operations: Moderate-Risk Work & Safety Guidelines
Type 2 asbestos operations involve moderate-risk exposure and typically include the handling, removal, or disturbance of asbestos-containing materials (ACM) in various settings. These tasks require controlled procedures to minimize fiber release and ensure worker safety.
Â
Examples of Type 2 Asbestos Work:
Â
Additional Classification Rule:
If asbestos-related work does not fall under Type 1 or Type 3, it is automatically classified as Type 2.
For safe handling of asbestos, compliance with proper asbestos removal protocols and safety regulations is essential.
Type 3 Asbestos Operations: High-Risk Work & Safety Precautions
Type 3 asbestos operations involve high-risk exposure due to activities that can generate high concentrations of airborne asbestos fibers. Strict safety controls, including containment measures, protective equipment, and HEPA filtration systems, are essential to prevent asbestos exposure.
Â
Examples of Type 3 Asbestos Work:
Large-Scale Friable ACM Removal: Disturbing or removing more than 1m² of friable ACM.
Sealant Application: Spray-applying sealants to friable ACM.
Air Handling System Work: Cleaning or removing air-handling equipment (including rigid ducting, but excluding filters) in buildings with ACM fireproofing.
Kiln & Furnace Work: Repairing, altering, or demolishing kilns or furnaces containing ACM refractory materials.
Power Tool Work on ACM: Breaking, cutting, drilling, grinding, sanding, abrading, or vibrating non-friable ACM using power tools without HEPA-filtered dust collection.
Asbestos-Contaminated Building Demolition: Demolishing or altering buildings where asbestos products were manufactured, unless proper asbestos cleanup was completed before March 16, 1986.
Â
Key Considerations:
Due to the high-risk nature of Type 3 operations, workers must follow strict asbestos abatement protocols, use respiratory protection, and implement engineering controls to prevent fiber release.
For safe asbestos removal and handling, compliance with asbestos abatement regulations is critical to protecting worker health and preventing environmental contamination.

There are things that you can cheap out on, in construction, that won't negatively impact your quality of life. Asbestos is not one of those. We're not talking about something visual that you will have to withstand, like bad mudding. Here, we're talking about something that will affect the air quality of your home, long-term.
Â
We've personally seen scenarios in Ottawa where a contractor looking to sub work out to us told us to just go into the containment and hold our breath. This would result in a full contamination of the clothing we're wearing, which would affect not only the person, but their family members at home, as the cross contamination will happen in the laundry machines.
Â
In another instance, we were giving a client a quote for drywall work while one of the big, well known asbestos companies in Ottawa was abating the asbestos in the attic. We saw one of their workers open the attic hatch, asbestos containing debris falling into the home. The employee swept it up without a care in the world.
Â
It's important to remember that in business, if you charge less and still want to make a profit, you have to do less. This means cutting corners... not doing everything you're supposed to do. We highly recommend avoiding cheaping out on asbestos removal. For your family's sake if not for yours.
PatchBoyz has been blessed with the trust of hundreds of its clients in Ottawa and the valley. Coming highly recommended by several HVAC and duct cleaning companies has given us the opportunity to help many families through this challenge.
We've helped families with full home abatement projects all the way down to vents abatements. ON the commercial side, we've abated full buildings down to just a unit or part of. Many buildings in Ottawa have asbestos and an asbestos management plan.
If you have a small asbestos removal job, you cannot expect an $8 to $15 per square foot. Due to all the setup and clean up, the amount of time required for all this is likely to take a full day. Therefore, charging by the square foot would not make any sense as it would not cover the labour or the containment materials which must be disposed of after each use. There is also the cleaning of all tools and personnel. So don't be shocked if you see a $700 or even $1400 price tag on what might seem like a small job. This is a very time consuming profession and the background work often takes more than the work you're looking to have done.
If you think you might have asbestos in your home, you're more than welcome to call us for some FREE advice. Let us know what you're planning and we'll tell you if that surface could contain or not and how you might want to proceed.
We can help you avoid common misconceptions in the planning phases of a project. An example of this is to think that because one's neighbor has no asbestos that the same is true for your home. Sometimes one home can be half asbestos and the other is not. This happens as builders finish one batch of materials and start another. This can also happen if a newer renovation has occurred and that new material is what was tested. There is no registry of which material was used where. This is why we must test.
If it makes sense for us to work together, we'd be happy to discuss this. And if we can offer a method for you to do it on your own, we'll tell you about it.
If you're concerned and believe you may need asbestos removal services, We invite you to contact us for a free, no obligation quote. The removal and Disposal of asbestos in Ottawa is something we're happy to spend time on the phone with you for. We believe that the best way to help people remain calm about the issue is through education. This is one of the reasons we've made so many videos about it here. While asbestos is not toxic, it is very hazardous.
If you choose to have a third party test your home before doing work with us, it is important that the environmental consultant truly have knowledge in full project execution and understand the full scope of what you're looking to have done. Â Otherwise, the result is that the client ends up with insufficient tests or insufficient amounts of samples and require the consultant to come back and a separate report to be created, ultimately costing the client more money.
Â
In other scenarios, lack of care as described above can lead to an entire project being put on hold in order to perform more testing and then a project increasing exponentially once it is discovered that an additional material, such as plaster, popcorn ceiling or tile, contains asbestos.
